Residential, Recreation and Conservation
The balance of the 56 acres is a mix of mature pine and hardwoods, with plenty of deer and turkey populations. Situated within the core COWASEE Basin boundary, an important conservation focus area, the property is protected by a conservation easement, allowing for the practice of agriculture and forestry. The easement includes the right to build one residential home, barn, appropriate farm outbuildings and fencing. There are many other similarly protected properties in the neighborhood.
Close Enough to Enjoy
The property is located on McCords Ferry Road (US601), and is 40 minutes from Columbia, 30 minutes to Sumter, Camden, or Saint Matthews. The DNR’s Wateree Heritage Preserve is only five minutes away and 10 minutes from Congaree National Park. There are two convenient DNR maintained boat landings close by; 5 minutes to the Wateree ramp and 10 to the Congaree ramp.
